As a builder and an investor in homes in Grantham, New Hampshire, I often look at what upgrades in a house have the best return for time and money. No doubt the easiest and most beneficial upgrade in a home is painting inside and out. Painting is the best value in time, money and visual upgrade in home improvement.
Many home owners like the satisfaction of doing home improvement projects on their own. The best results, of course, must be done with a level of expertise that makes the finished project look as though the job was done professionally. Usually this can be achieved if the people doing the home project, do the right preparation for the coming job.
Jobs that are more cost effective are usually cosmetic in nature. Those types of jobs are painting, flooring, curtains, draperies, furniture and the like. More expensive jobs are anything that entails tearing out and rebuilding. These types of jobs not only take more time but structural issues also come into play. Kitchens and bathrooms are the most expensive rooms to take on in a remodeling project. Kitchen cabinets, appliances, bath room fixtures, counter tops and flooring have wildly fluctuating prices compared to different levels of quality.
Remember: the value of the house should increase at least as much as the cost of the renovation.
